Earlier this week, I emailed you a separate letter regarding the results of our monthly REALTORS meeting with Representatives of Shea New Homes in Trilogy, and announced that Shea's new marketing procedures are to make their product more profitable,promote the "Green Home Technology" and wonderful beauty,location and great amenities at TRILOGY, plus how close we are to shopping, restaurants, etc. etc., compared to other adult communities such as Corte Bella, Sun City Grand, and Festival,......... the fact Shea will increase the base price by 5% and will allow only 25% off for incentives for the sale of all future homes. There was also mention of another price increase in the future. THIS IS GREAT NEWS for Homeowners trying to sell their homes.
In addition, I might add, that Shea has sold 15 homes, with 5 home cancellations as of August 15. Since day one of opening, Shea has closed escrow on 1512 homes with 188 homes still set to close this year, which will put the total sales at about 1700 (Other new sales will increase this final, which would add to this count)
As of September, according to our local Multiple Listing Service (aka MLS) the following real estate statistics are quoted as follows:
Trilogy
FOR SALE- Presently there are 95 homes for sale in Trilogy, 24 of which are new Shea Designer/Spec homes.
PENDING - There are 6 Pending Sales.
SOLDS - There have been 26 resale homes SOLD in the past 6 months
Vistancia
.FOR SALE - Presently there are 124 homes for sale in Vistancia, 12 of which are new Spec Homes.
PENDING - There are -0- Pending Sales.
SOLDS - There have been 83 homes SOLD in the past 6 months.
