Current TRILOGY real estate
Hello Friends and Neighbors,
Most folks don't realize the impact the housing market has on the Trilogy housing market.
We are at an all time low for the average home price in Maricopa County at $122,000 average sales price. This means there are a tremendous amount of homes throughout the City and the outlying areas. Daily, there are active investors,first time home Buyers,including out of State Buyers looking for a house deal! In some areas, such as Buckeye or Avondale, you can buy a home as an example, a 3bdrm, 2ba, single family home built in 2003+, at 1600 sq.ft., 2 car garage at $78,000 and some are less. Granted, you would think many people do not want to live in the outskirts area......but many people are Buying, every day!
The economy has an impact on every one irregardless of age. Many folks have approached me here in Trilogy stating they want to sell and move to a downscale home somewhere in the City. Some no longer care about our beautiful facilities we have in our community, including an HOA fee. Bottom line......some of these folks are experiencing hard times and of course no one likes to admit they are having hardships.
What is happening is a reality, and we all must find a way to get through these uncertain times. In the event you know someone here that needs some pickup.....just simply encourage them that things will get better and we all know it will, sooner or later.
On the other hand, this summer has really started out good in home buyer traffic as we are getting much more activity from buyers than we have had in over a year.........this is good! I attribute this to the fact there are very few Shea designer/spec homes for sale(Count of 8 today), and many folks don't want to wait 7-9 months for a new built home....good news for the resale homeowner! We just hope it keeps up through the year!
