FOR SALE....As of September 14, There are 114 resale homes for sale,5 of which are designer/spec homes. The average sales price is $370,631 or $166.28 per sq.ft. The average CDOM, Cumulative Days on the Market is 192 days.

PENDING....There are 5 Pending home sales.

SOLD/CLOSED....There have been 50 resale homes Sold in the past 6 months and The average Sold price is $359.509 or $161.12 per sq.ft. The average CDOM Cumulative Days on the Market was 139 days.

SOLD for year 2009....There were total of 92 resale homes sold in Trilogy for year 2009!  

VISTANCIA

FOR SALE.......As of September 14,2010, there are 190 resale homes for sale, 4 of which are spec homes. the average Sales Price is $361,250 or $158.75 per sq.ft.. The average CDOM, cumulative days on the Market is 189 days!

PENDING.....There are 0 pending home sales.

SOLD/CLOSED........There have been 67 homes sold in the past 6 months. The average home sold price was $337,720 or $150.92 per sq.ft.. The average cumulative days on the Market is 159 days.

New Home Stats for Trilogy!

                       NEW SHEA HOME TID BITS!

I, along with other Realtors met with Shea Homes New Home Sales Manager, Mr.Bob Williams on Tuesday, September 7 just to get filled in some with what Shea New homes are doing now and in the near future!

He announced there have been 58 closed homes in Trilogy since the first of the year.........8 homes were sold in August, and 9 or more are expected to be sold for September. There are 13 Designer/Spec/Homes presently available for sale with 10 finished and 3 ready by October...........Presently there are 1951 total home lots SOLD and with a little over 2500 approved lot/home permits, we have a ways to go yet before Shea is totally sold out,,,,,,,,,,,,Even though the numbers are somewhat dismal compared to great sales years in the past, Mr. Williams pointed out that Shea outsold other builders located in the NW Valley!

FOR THE FUTURE........Shortly, There will be 46-49 new lots available for sale in the C-9 area.........There will be new pricing the new model..........They will implement heavy advertising for New Home Models starting immediately after the 1st of the year..........Place on your Calendar a huge JAZZ festival scheduled for November 19th and there will be several locations in different areas of TRILOGY and VISTANCIA........suppose to be a big blowout event!  Incentives when purchasing New...........There are some incentive packages such as Home Theatre System value at $10k+ and 4 new incentive packages yet to be announced valued at $13k+............There will be extra incentives for homes/lots purchased that back up to Vistancia Blvd in N. part of the newer subdivision.

Shea is now utilizing the services of Blooming Desert Landscape Company.
