We hope your having a great hot summer! It will be over before you know it as fall is getting close.

We are experiencing a very different real estate "climate" out Trilogy way, as "Buyers are still looking" even in this heat! This alone is and has not been the case for the past several years. In addition, we have very little inventory of resale homes on the market today.....according to our local MLS (Multiple Listing Service), there are only "73 resale homes for sale" and out of that number, there are only 4 New Shea Spec/Designer homes for sale. For the past 4 years,  our number of resale homes for sale has been consistently between 105 to 125 Homes, that calculates Trilogy resale home inventory is off by 40% of normal count.....WOW! What does all this mean, you ask?

We are about to see a drastic change in the market.....less inventory = more Buyers that are searching for homes.....it's the old supply and demand theory. Now, very soon, our market will change from a "Buyers Market" to a "Sellers Market" and that is a rock solid prediction from me!

What does this mean to the homeowner selling their home? For one, Seller's will see a lot more Buyer "traffic" than they have seen in the past 3+ years! The more Buyers that view your home, the quicker the home will sell!  In addition, with this low inventory, the Buyers have less to choose from, therefore the Seller's home will become more in demand.....eventually, this will have an impact on prices going up instead of down. For Home Sellers, this is good information.........

Bottom line, In the event you are considering selling your home.......right now may be the best time we have seen in a long time to place your home on the market, as with the changes specified above, coupled with the weather breaking and fall upon us, we should have a great selling season coming up!

FOR SALE....As of July 16, 2011 There are 72 resale homes for sale, 5 of which are designer / spec homes. The average sales price is $370,920 or $164.70 per sq.ft. The average (CDOM) Cumulative (CDOM) Days on the Market is 224 days.

PENDING....There are 13 Pending home sales in Trilogy.

SOLD/CLOSED....There have been 69 resale homes Sold in the past 6 months, with an average sold price of $316,416 or $149.09 per sq.ft. The average (CDOM) Cumulative Days on the Market was 169 days.  

SINCE BEGINNING OF THE YEAR 2011, there have been 72 RESALE Homes SOLD in TRILOGY. 

FOR THE YEAR 2010, THERE HAVE BEEN 83,924 HOMES SOLD IN MARICOPA COUNTY.

FOR THE YEAR OF 2011, year to date, there have been 57,148 homes sold in Maricopa County.
