TRILOGY 

ACTIVE FOR SALE - As of 8/15/2009, there are 73 homes for sale in TRILOGY of which only 3 are new Shea Designer/Spec homes. The total average sales price is $403,429 or $177.59 per sq.ft. and the average Cumulative Days on the Market (CDOM) is 233 days.

PENDING SALES - Presently,there are 13 pending sales.

SOLD/CLOSED- There have been 54 homes sold/closed in the past 6 months. The average sold price was $310,600 or $155.23 per sq.ft. and the average Cumulative Days on the Market (CDOM) was 208 days.

TRILOGY New Shea Home report - There were 16 net sales of new homes in July. Total new sold is 130 homes since beginning of year. To date 1734 homes have been sold in Trilogy. The City of Peoria has approved 2700 homes in Trilogy, however the current close out projection is for only 2491 homes. Presently there are 56 homes under Contract.

VISTANCIA

ACTIVE FOR SALE - As of 8/15/2009, there are 85 homes for sale in VISTANCIA, 4 of which are new Spec homes of various builders. The average sales price is $282,021 or $95.83 per sq.ft., and the average Cumulative Days on the Market (CDOM) is 143 days.

PENDING SALES - There are 47 pending sales at this time.

SOLD/ACTIVE - There have been 131 homes sold in the past 6 months, 4 of which were new home Spec's. The average sold price was $220,258or $84.04 per sq.ft, and the average Cumulative Days on the Market was 133 days.

UPDATED NEWS! ......We have all realized a good "pick up" in the resale  home activity as many Buyers are still seeking out Trilogy as a place to live. I attribute this activity to many Buyers finding out they have to wait for 7-11 months to have a new home buiilt.....so they naturally look at the resales.......Many of the Realtors searching for homes are obviously E. side Realtors, as they bear the 480 prefixes on their phone #'s...... This means they are working with Buyers who look for homes in Scottsdale and then realize what a great deal it is here in Trilogy. Go figure!
