Hey Lee, How's the real estate market for May, 2012?

How's the Market? Everyone wants to know this question and I get asked all the time! Well.....overall I think our industry is picking up some......due to several reasons, the extremely low inventory in Maricopa County for resale homes is at a record breaking 13,512 homes for sale in the whole County. Maricopa County is supposed to be at 2nd position in population to Los Angeles County CA.....to me after 39 years in real estate, I have never seen a market like we are experiencing today.....some say this is really scary! I agree! An example......It is very difficult for young first time home Buyers to find a home for less then $150,000 at this time. The interest rate is 4-5% at a 30+ year low. We also get stories and rumors everyday that the Feds are about to release thousands of homes for sale that are stocked up foreclosed inventory.....I do not believe this will happen as it would literally destroy our economy if they flooded the country with foreclosures. Everyone in the Industry seems to agree that the Government will let loose of some inventory and put them on the open market for sale....however, it will be gradual!

TRILOGY.....as you know Trilogy is a different "breed of cat" so to speak due to age restricted Buyers....However, we are also at a record low inventory of resale homes as well.....today, only 68 for sale. WOW! I have never seen it so low. (See, Active,Pending and Sold Stats. below) Our Buyer traffic is excellent even though our climate is changing, we are still receiving a lot of Buyer interest in Trilogy and other adult communities. I will tell you in all seriousness, I would not wait for a cooler season to put your home on the market, as we may very well have a great summer for Buyers! Now is a good a time as any to sell! 5 New 'Rules' to Home Buying

DAILY REAL ESTATE NEWS | THURSDAY, MAY 03, 2012

With signs of a housing turnaround getting stronger, housing experts say buyers are finding several recent changes when they go to put in an offer on a home. A recent article at U.S. News & World Report highlights some of these changing “rules” for your home buyer clients:

1. Lowball offers won’t likely stick: Sure, deals are still around, but lowball offers that aren’t in line with comparable sales data are increasingly proving to be a waste of time. Buyers may be better off asking for seller concessions, such as closing cost assistance or making home repairs, rather than making offers way below the asking price. “Keep in mind that a lowball number may turn off the seller and close down any chance at negotiation,” the U.S. News & World Report article cautions potential buyers.

2. Get pre-approved: Getting a loan isn’t easy nowadays as lenders have tightened their credit standards in recent years. Serious buyers should check their credit and get pre-appoved for a loan to determine how much of a home they can even afford even before they start their home search.

3. Get realistic about the market: Real estate agents can show buyers comparable nearby sales to help educate them about local market conditions. Transactions from the last six months are the most important. Another important piece of information for buyers is knowing how long properties are staying on the market.

4. Expect some competition. Housing inventories are dropping in many areas and spurring an increase in demand. Home buyers may face increased competition for the home they want, particularly among short sales and foreclosed properties, in which they may be up against investors who are making all-cash offers. That’s why experts say it’s important bank-financed buyers know their financial situation in advance to better compete.

5. Conduct property research: Real estate agents will help guide clients on what all they need to do when they find a property they like, but one important step nowadays: Buyers should hire a title company to check for any liens or tax arrearages, the article notes. Housing experts also recommend hiring a home inspector, verifying the accuracy of the property line (by asking seller for the survey or having your own conducted), and make sure all necessary disclosures about the property, required by the state, have been made.

PERSONALITY TEST!

Let's hope today's "inspiration" isn't actually true, although we've all probably felt that way at one time or another. Regardless of the percentage, however, it cannot be denied that incompetence really does exist in every profession, even those like physicians, attorneys, school bus drivers and stock brokers.

Some people do a great job no matter what it is they do, while others can't seem to succeed even after trying several careers. Sometimes it's not really a matter of competence so much as matching a job to specific abilities, interests and personality. An introvert who enjoys working alone probably shouldn't pursue a career in communications, while a creative person who enjoys the outdoors likely wouldn't be happy in accounting. No matter how hard you try, you just can't force yourself to love brussels sprouts!

How much of the "incompetence" that we encounter is simply the result of a person who is mismatched for their job? We all have certain skills and personality traits that better suit certain types of careers, but we often start down that path before we've ever gotten to really develop and know ourselves. We believe our parents, guidance counselors, and spouses more than we do ourselves sometimes.

Realizing your true personality is challenging. Applying that knowledge to your choice of career is even more difficult, but absolutely necessary if you want to be happy in your choice. If you're feeling dissatisfied, try to find at least some small aspect of your job that you find enjoyable, and aggressively apply your personality to it to produce more satisfying results.

If that's not working for you, perhaps it's time to take a long hard look at where you've been and where you are and why you don't like it there. Matthew Arnold said, "Resolve to be thyself; and know that he who finds himself, loses his misery." You've probably learned a lot about other people in your lifetime. Aren't you ready to know yourself?

THE RICH GET RICHER!

In "Rich Dad's Guide to Investing," the author talks about taking risks. As an example, "Rich Dad" says, "There is risk driving a car. But driving the car with your hands off the steering wheel is really risky." With regard to driving a car, his point is easily understood.

His real message, however, goes a little deeper. He's really speaking of the risks people associate with investing. While there are inherent risks in any investment (just as there are in driving to the grocery store), if you don't take control of the risks (as in keeping your hands on the wheel), the risks can quickly overwhelm you. THINK YOU CAN?

Regardless of your age, you were probably introduced as a child to a wonderful book entitled "The Little Engine That Could." If you will recall, it was the story of a small red locomotive personality who believed it was possible to pull a very heavy load uphill - a task that was shunned by other larger locomotives. The little engine huffed and puffed up the hill, all the while repeating the mantra, "I think I can! I think I can! I think I can!"

It was a cute story that contained a very powerful message about persistence and the ability to overcome adversity. Now there's a sequel entitled "I Knew I Could!" A quick ten-minute read, it clearly outlines our ability to make our own choices in life. Using illustrations of train tracks and those cute little locomotives, you are easily led to the understanding that we choose the life "tracks" upon which we travel.

The book suggests that before picking one of those tracks, we should determine the direction it might take us, and the destination we might reach by so choosing. Sounds like real life, doesn't it? How many times, and in how many ways, must we be taught this lesson? If we fail to make our choices wisely, we have consciously made the choice to live at the mercy of happenstance - as did Alice in the following excerpt from "Alice's Adventures in Wonderland":

"Cheshire-Puss...," said Alice, "Would you tell me, please, which way I ought to go from here?" "That depends a good deal on where you want to get to," said the Cat. "I don't much care where -" said Alice. "Then it doesn't matter which way you go," said the Cat. "... so long as I get somewhere," Alice added as an explanation. "Oh, you're sure to do that," said the Cat, "if you only walk long enough."

How's the Market? Well, this is still the most asked question I get from folks about real estate in general. Trilogy is certainly not hurting for resale homes for sale and Shea will have no problem building out what lots they have left, providing there are Buyer's waiting.....However, did you know there is very little inventory of homes for sale in Maricopa County which is really putting a bind on first time home Buyers as they have very little to choose from. It's great for the Seller though, as if their home if priced right, they will have multiple offers, and pick/choose what Contracts they want to accept. The prediction for 2012 is that we will start seeing a lot more "Short Sales" hit the market, which is good too, as this will certainly slow down "foreclosures". We'll keep you posted!

Lee's Corner for October 2011!

Well...We have had some interesting things going on for the month of October. So far in just the last 2-3 weeks our resale home inventory went up from 69 homes to 90 resale homes for sale (a few of which are new Shea Designer/Spec homes). Why? I think it is because more people are taking advantage of our better selling season which goes along with our season....when things cool off, we sell more homes as more people are enjoying what Arizona has to offer, coupled with the fact that we have more live in visitors plus the newcomers looking to buy. In addition, we have more rentals in the cool months so overall there is a lot more activity here and will continue to be that way during the spring.

I strongly believe that this is a great time to place your home on the open market "for sale", just due to the fact we will definitely start to get more and more Buyer traffic in the next 6-7 months. Lack of Inventory in Phoenix and Cities!

For those of you who haven't noticed our resale home inventory in TRILOGY is waaay down. As of this date, we are at an all time low of only 69 resale homes for sale (Of this count, only a few are New Designer/Spec homes) and that is really good news for those trying to sell their homes....It's the old supply and demand theory....more demand, less inventory equals a good real estate market! In addition, we have had a very "brisk" summer for those searching for homes, more so than I have seen for 3-4 years. That means we should have a good Fall selling season.

Just to give you an example, here's something to note....this time last year on this date, there were 105 resale homes for sale in Trilogy VS the 69 we have today. Same with Vistancia, last year, there were 87 resale homes for sale VS the 42 we have today.

There are many reasons for this lack of inventory! Keep in mind, this trend is the same for Maricopa County as well.

The Banks (aka Lenders, Fannie May etc.) are HOLDING BACK a lot of Foreclosed homes...supposedly over 40,000 homes in the valley, plus the Banks are slowing down the eminent "Foreclosure dates" by 75%. Of course, these maneuvers are simply to stop the Banks from throwing a ton of distressed properties out there for sale...which would devastate our real estate market. This move is just deferring our distressed real estate problem, but hopefully the Banks will slowly release these properties and it won't hurt our economy so bad.

JOBS.....The Lack of inventory also helps the NEW home Builders build and sell homes and of course, "put people back to work". Many home Builders are starting to sell homes again and they are building very low price affordable homes for sale, coupled with low interest rates make for a good NEW home market!

Bottom line...I think this is the best time to SELL your home in Trilogy. We anticipate a good fall selling season and I would be happy to stop by and evaluate your home in Today's real estate market! We'll do our best to get your home sold, as quickly as possible, for the highest Value!

We hope your having a great hot summer! It will be over before you know it as fall is getting close.

We are experiencing a very different real estate "climate" out Trilogy way, as "Buyers are still looking" even in this heat! This alone is and has not been the case for the past several years. In addition, we have very little inventory of resale homes on the market today.....according to our local MLS (Multiple Listing Service), there are only "73 resale homes for sale" and out of that number, there are only 4 New Shea Spec/Designer homes for sale. For the past 4 years, our number of resale homes for sale has been consistently between 105 to 125 Homes, that calculates Trilogy resale home inventory is off by 40% of normal count.....WOW! What does all this mean, you ask?

We are about to see a drastic change in the market.....less inventory = more Buyers that are searching for homes.....it's the old supply and demand theory. Now, very soon, our market will change from a "Buyers Market" to a "Sellers Market" and that is a rock solid prediction from me!

What does this mean to the homeowner selling their home? For one, Seller's will see a lot more Buyer "traffic" than they have seen in the past 3+ years! The more Buyers that view your home, the quicker the home will sell! In addition, with this low inventory, the Buyers have less to choose from, therefore the Seller's home will become more in demand.....eventually, this will have an impact on prices going up instead of down. For Home Sellers, this is good information.........

Bottom line, In the event you are considering selling your home.......right now may be the best time we have seen in a long time to place your home on the market, as with the changes specified above, coupled with the weather breaking and fall upon us, we should have a great selling season coming up!
