Listed below you will find new real estate statistics for overall Maricopa County and also TRILOGY and VISTANCIA. This information is provided by our local Multiple Listing Service (aka MLS) is considered reliable but not guaranteed.

TRILOGY 

ACTIVE FOR SALE - As of 4/18/2009, there are 118 homes for sale in TRILOGY of which 20 are new Shea Designer/Spec homes. The total average sales price is $401,393 or $179.93 per sq.ft. and the average Cumulative Days on the Market (CDOM) is188 days.

PENDING SALES - There are 18 pending sales,  3  of which are new Shea Designer/Spec homes.

SOLD/CLOSED - There have been 17 homes sold in the past 6 months, 7 of which  were new Shea Designer/Spec homes. The average sold price was $338,480 or $165.12 per sq.ft. and the average Cumulative Days on the Market (CDOM) was 89 days.

TRILOGY New Shea Home report - Shea is concentrating on new build homes only and are running out of DESIGNER HOMES, with only 6 left in the larger homes. This is really good news for folks with Resale homes they are trying to sell, as due to shortage of DESIGNER homes, this will definately draw more traffic to the resale homes as many Buyers do not want to wait 7-8 months for a new built home!

 VISTANCIA

ACTIVE FOR SALE - As of 4/18/2009, there are 92 homes for sale in VISTANCIA, 6 of which are new Spec homes of various builders. The average sales price is $298,218 or $101.41 per sq.ft., and the average Cumulative Days on the Market (CDOM) is 159 days.

PENDING SALES - There are 31 pending sales at this time.

SOLD/ACTIVE - There have been 80 homes sold in the past 6 months, 5 of which were new home Spec's. The average sold price was $233,532 or $87.49 per sq.ft, and the average Cumulative Days on the Market was 140 days.
