SOLD/CLOSED....As of January 21, 2012 There have been 57 resale homes Sold in the past 6 months, with an average sold price of $311,895 or $145.19 per sq.ft. The average (CDOM) Cumulative Days on the Market was 202 days.  

  VISTANCIA

FOR SALE......As of January 21, 2012 there are 43 resale home for sale, 3 of which are spec homes. The average Sales Price is $333,021 or $107.61 per sq.ft.. The average (CDOM) cumulative days on the Market is 111 days.

PENDING......There are 13 Pending home sales.

SOLD/CLOSED.....As of January 20, 2012, There have been 102 homes sold in the past 6 months and the average sold price is $245,961 or $85.41 per sq.ft. The average cumulative days(CDOM) on the market was 114 days.

PENDING....There are 7 Pending home sales in Trilogy.

SOLD/CLOSED....There have been 57 resale homes Sold in the past 6 months, with an average sold price of $332,240 or $150.56 per sq.ft. The average (CDOM) Cumulative Days on the Market was 182 days.  

OTHER : SINCE BEGINNING OF THE YEAR 2011, there have been 95 RESALE Homes SOLD in TRILOGY. In comparing year 2010, there were 71 RESALE Homes SOLD for same period of time!

What' going on in Trilogy?

Well...We have had some interesting things going on for the month of October. So far in just the last 2-3 weeks our resale home inventory went up from 69 homes to 90 resale homes for sale (a few of which are new Shea Designer/Spec homes). Why? I think it is because more people are taking advantage of our better selling season which goes along with our season....when things cool off, we sell more homes as more people are enjoying what Arizona has to offer, coupled with the fact that we have more live in visitors plus the newcomers looking to buy. In addition, we have more rentals in the cool months so overall there is a lot more activity here and will continue to be that way during the spring.

Lack of Inventory in Phoenix and Cities!

For those of you who haven't noticed our resale home inventory in TRILOGY is waaay down. As of this date, we are at an all time low of only 69 resale homes for sale (Of this count, only a few are New Designer/Spec homes) and that is really good news for those trying to sell their homes....It's the old supply and demand theory....more demand, less inventory equals a good real estate market! In addition, we have had a very "brisk" summer for those searching for homes, more so than I have seen for 3-4 years. That means we should have a good Fall selling season.

Just to give you an example, here's something to note....this time last year on this date, there were 105 resale homes for sale in Trilogy VS the 69 we have today. Same with Vistancia, last year, there were 87 resale homes for sale VS the 42 we have today.

There are many reasons for this lack of inventory! Keep in mind, this trend is the same for Maricopa County as well.

The Banks (aka Lenders, Fannie May etc.) are HOLDING BACK a lot of Foreclosed homes...supposedly over 40,000 homes in the valley, plus the Banks are slowing down the eminent "Foreclosure dates" by 75%. Of course, these maneuvers are simply to stop the Banks from throwing a ton of distressed properties out there for sale...which would devastate our real estate market. This move is just deferring our distressed real estate problem, but hopefully the Banks will slowly release these properties and it won't hurt our economy so bad.

JOBS.....The Lack of inventory also helps the NEW home Builders build and sell homes and of course, "put people back to work". Many home Builders are starting to sell homes again and they are building very low price affordable homes for sale, coupled with low interest rates make for a good NEW home market!

Bottom line...I think this is the best time to SELL your home in Trilogy. We anticipate a good fall selling season and I would be happy to stop by and evaluate your home in Today's real estate market! We'll do our best to get your home sold, as quickly as possible, for the highest Value!
